Understanding the Warranty on Your Personalized Magnolia Home

When you build a new home, you expect everything in it to be as close to perfect as possible. As your homebuilder, we also strive to exceed your expectations. Our experienced builders are thorough and highly skilled at what they do. Even so, we offer a warranty on different components and aspects of the inside and outside of your newly built personalized home. The different parts have different warranty lengths, and here are some pertinent details that you need to know.

One-Year Coverage

We offer warranty coverage on a range of interior and exterior components for the first year you own your new Magnolia home. The outside parts with one-year warranty coverage include the lot grading and drainage and water infiltration into the foundation. We also offer one year of coverage for the roofing, windows, doors and siding. One year of warranty coverage is provided for the home’s chimney and fireplace, flooring, caulking, interior walls, carpentry, countertops, cabinets and trim. We also offer one year of warranty coverage on the home’s heating, cooling, plumbing and electrical systems. Any needed repairs are performed by licensed and insured professionals in that particular area of expertise.

Two-Year Coverage

We offer a two-year warranty of the wiring in the event that it fails to carry a specific load. Two-year warranty coverage is also in place for septic systems, including the drain field, tank and pipes. We offer two years of warranty coverage on the ductwork, too. Two years of protection are provided against pipe leaks, a lack of water supply or clogged drains or sewers.

10-Year Coverage

Because we use durable materials to construct your home, you can rest assured knowing that it’s structurally sound and made to last. To give you peace of mind, we offer 10-year warranty coverage on your Magnolia home’s foundation and footer, which is attached to the frame of the home. We also warranty the load-bearing beams, bearing walls and partitions, girders, lintels and columns for 10 years. A 10-year warranty is also offered on the flooring system, which includes the structural slabs, joists and trusses. We provide 10 years of warranty coverage on the roofing system’s framing members and systems, which includes the trusses and rafters.

Home Maintenance and Your Warranty

Routine home maintenance extends the lifespan of all of the systems of your home. Even though your home is newly built, it will still need some maintenance. There are also some “do” and “do not” rules of homeownership that will help you protect your investment. Many types of home maintenance can be done on your own, such as changing the air filter in your air conditioner every one to three months. It’s also important to have your home’s systems inspected, especially after a storm. Hiring professionals is the best option for maintaining your home’s plumbing, electrical, heating, cooling and roofing systems. With excellent maintenance, your home’s systems will continue performing well past the warranties we provide.
