From Lot to Luxury: How We Help our Homeowners Choose the Perfect Homesite
Youโve found your perfect builder (Magnolia Homes!), and now youโre really ready to plant your roots! Next step? Letโs find your perfect homesite! Our educated and empathetic team can help you find the lot where we will build your luxury home for you to enjoy for years and years to come. Here are a few things to consider:

Where do you want to live?
You may have established this before deciding to build your dream home, but choosing the right town for you is typically the first step in consideration! Do you want to build in Collierville or Rossville? What amenities are you looking for in your town or even in your community? Would you prefer close proximity to award-winning schools? Are you desiring a community with walking trails? Does your home need to be near greenbelts, parks, or even better, have a playground in the community? Would you like to be close to shops and dining? These are all questions to ask yourself during your adventure from lot to luxury!
Where do you want to live: part 2?
Now that youโve found the general area on the map where youโd like to live, letโs think about the specifics of where you want to live in a new construction community! That means itโs time to think of the location of the actual homesite. Do you desire a corner homesite? Are you leaning towards a home in a cove? Do you desire being steps away from a community pool (our Oak Hill Community has you covered!)? Maybe your must-have list includes views of ponds or open green space. These details shape your daily experience and quality of life. Our dedicated new home specialists are there to work with you to find your ideal home site! Each homesite is unique, so scheduling a tour to see it in-person will surely help you to picture your future there.
What floor plan best fits your needs?
Now that weโve made a few decisions, it’s time to think about which expertly designed floor plan works best for you! The reason why this is important to consider while choosing your homesite is because not every floor plan can fit on each homesite. Some floor plans we offer have 3-4 bedrooms on the first floor, making the home wider, thus needing a wider homesite. It’s important to have the features you desire in your home at the forefront of your mind, as well. For example, you may desire a 3 or 4-car garage with your home. When looking at homesites within your ideal community, there may be select lots that can fit this custom floor plan. Our team will help align your wish list with available homesites to ensure your dream layout fits flawlessly.
What About the Orientation of Your Home?
This is something that goes hand-and-hand with your floor plan needs, but thinking through the orientation of your home is also important. Determine the size of the lot you need based on your lifestyle and future plans! Some homeowners prefer larger homesites for gardens, pools, or other outdoor activities, while some prefer smaller, low-maintenance options. Some homeowners prefer their home or primary bedroom to be facing east or west depending on the sunrise or sunset. We will help you evaluate the light, views, and future plans that matter most to you!
By taking these items into consideration, you will have the best home building experience possible! The Magnolia Homes team will do all the heavy-lifting while you get to enjoy the process of watching dirt turn to dream home! Our goal is to ensure the overall process is seamless and enjoyable! Our team will provide thoughtful questions and experienced guidance every step of the way – from lot to luxury!
