This shift resulted in increased inventory, giving buyers more options and allowing homes to remain on the market longer than in recent years. As a result, pressure eased and the market moved toward a more balanced dynamic between buyers and sellers! 

As we enter into 2026, we’re expecting to see a transitional real estate market in Memphis! The continuation of balance is projected, meaning that neither the sellers or the buyers have the majority power pull – they can exist in home-buying harmony! 

Market conditions should feel more predictable, mitigating the volatility that we saw in previous years! We will continue to see modest price growth and increase in interest from buyers. In addition, national forecasts suggest mortgage rates could ease modestly through 2026. We expect to see a stimulation in sales activity in Memphis compared to the 2024-2025 market.
