Does Magnolia Homes build custom homes?

Our homes are built with expansive selection options available, and structural options are available within guided limitations to remain within architectural and feasibility guidelines.

Can you explain how Magnolia evaluates offers and concessions?
  • Magnolia Homes remains committed to working to ensure every new home purchase is tailored to each individual situation – similar to how each new home and home buyer are unique!  Magnolia Homes will review and evaluate all requests that are placed within the official purchase agreement on a case-by-case basis.

Does Magnolia Homes offer realtor compensation?
  • Magnolia Homes highly values, respects and welcomes realtor representation.
  • If a buyer chooses to be represented by a buyer’s agent, Magnolia Homes is open and willing to compensate buyer’s agents in an amount not to exceed 3%!!
  • Magnolia Homes will work within all legal and ethical advice and guidelines set forth.
Are you required to have a realtor represent you when purchasing a Magnolia Home?
  • No, a buyer’s agent is not required to purchase a Magnolia Home.  All Magnolia Homes New Home Specialists representing Magnolia Homes are fully licensed realtors within the state of Tennessee and are experts on all things Magnolia Homes and the communities represented.  Magnolia Homes New Home Specialists do strictly represent Magnolia Homes and do not represent buyers.  A commission or compensation is not legally allowed to be given to an unlicensed party to the transaction.

 

  • Magnolia Homes oftentimes has generous concessions available for buyers on Featured Homes and will review offers presented and respond with what makes sense after evaluating the overall purchase agreement as a whole. How many communities does Magnolia Homes build in?

We are currently building in six communities! Five located in Collierville, TN and one located in Rossville, TN.

What is the average build time for a Magnolia Home?

For most of our communities, our average build time is between 6 and 7 months. For our Shepherd’s Creek community, the build time is 10-12 months on average.

Does Magnolia sell their model homes?

We do! Usually after a phase in a community has been completely sold or nearly sold, we will then sell our model home! Feel free to inquire about a specific model home by calling 901-309-0710!

How do I find out information on a ‘Coming Soon’ or ‘Future Development’ community?

Does Magnolia rent or lease to own their homes?

We do not.

What appliances are included in a Magnolia home?

Each of our homes come with a dishwasher, cooktop, oven, microwave, sink with disposal, primary tub, and vent hood. Refrigerators are not included, except for some cases in our Shepherd’s Creek Community.

What is the difference between a pre-sale and an inventory home?

A pre-sale is when you choose an available home site, floor plan, and selections. Whereas, an inventory home, is one that we have chosen the home site, floor plan, and selections. This home is available for sale at any point during the construction process. If a contract is written early enough in the construction process, there is an opportunity to select finishes only if they have not been chosen or ordered yet.

What is the required deposit to start building?
  • For a New Build in our Cypress Grove, Cove, Oak Hill, Magnolia Preserve, and Villages of Saunders Creek Communities – 10%
  • Inventory Home Following Roofing Completion but Prior to Interior Paint Complete – 5% Plus Any Additional Luxury Options Added
  • Inventory Home Following Interior Paint Complete OR Completed Inventory Home – $6,500 x # of Months Until Closing Plus Any Additional Luxury Options Added
  • Preferred Lender Option – If preferred lender is used, there will be an option on a New Build to pay 5% of deposit at time of contract and then remaining 5% within 45 days

 

  • For a New Build in our Shepherd’s Creek Community – 10% Minimum
  • Inventory Home Following Roofing Completion but Prior to Interior Paint Complete – 5% Plus Any Additional Luxury Options Added

How can I hold or reserve a homesite?

Depending on the community, we offer a 7 to 14 day home site reservation for a non-refundable amount of $1,000 or $5,000. For Design Agreements, we have a non-refundable $5,000 and is the opportunity to have a specific plan customized over a 30-day period

Can I purchase a Magnolia homesite now and start building in 3 months?

No, we do not intentionally delay build times. Building will begin as quickly as possible following finalized agreement, permitting, pre-construction meeting, and so forth.

Is there a difference in financing a new home vs an existing home?

It is very similar, except the closing process for a new home is a bit longer than with an existing home! There is no need to pull out a construction loan, as this will be handled by Magnolia Homes.

Will Magnolia build outside of their communities?

We currently only build inside of our six communities!

Where do we choose our selections?

You will do so at our Design Center where our dedicated Design Team will assist you along the way! They will help guide you in bringing your dream home to life! Our Design Center showcases different tile options, cabinet styles and colors, paint choices, hardwood samples, bricks, and more. In addition, you will also be sent our Exterior Selections Worksheet, LightRoom Platform, and Design Inspiration Guide for preparation prior to your appointment.

How do I pay for my upgraded selections?

If not included in your contract, you will pay for upgrades in full through BuilderTrend.

What is the Magnolia Building process like?

Following signing of contract, you will receive a Welcome E-Mail providing details on your building process, selection meeting dates if needed, points-of-contact moving forward, etc.
